Good morning on this late December day! Let’s get right into the thick of things…

A stimulus package finally passed the House last night and is now sitting in the Senate, waiting to be signed there as well. As usual with U.S. legislation, the $900 billion bill has a lot of pork in it across its 5,593 pages (which is reportedly the longest bill ever introduced).

But the markets can nonetheless celebrate should they so choose (which they’re currently not) how, according to Fox News, it:

“… includes a number of provisions designed to help American families and businesses as coronavirus cases throughout the U.S. surge. Among them are $600 economic impact payments – half of the amount distributed under the CARES Act – a $300 per week supplemental unemployment insurance benefit that extends through March, additional Paycheck Protection Program (PPP) loan money, as well as funding to help distribute coronavirus vaccines.”

That might not necessarily help nursing homes or their landlords, however. Occupancy in U.S. facilities is down by at least 15% compared to 2019, and for obvious reasons.

Nursing homes were very hard hit at the beginning of the pandemic, especially in states like Pennsylvania and New York, which implemented intensely questionable policies concerning them. As a result, too many people across the country have come to consider them death traps.

Will that change in the future?

Probably. Eventually. But for the time being, they’re in bad trouble. Bad enough that some might not make it through the next few years without Chapter 11 restructuring. Or at all.

Hotels, however, are probably looking a bit brighter so far this holiday season. The TSA screened more than 2 million passengers across the U.S. on Saturday and Sunday. And while I’m certain a whole lot of them are staying with family members, hotels have to be getting a piece of that action as well.

Could this be a sign that people are ready to get back to more normal levels of interaction again?

Again, the answer boils down to we’re waiting to see.

In the meantime, always be careful about what you buy into… or bet against. There was a story out last night from Yahoo! Finance that “Despite $38.2 [Billion] in Losses, Tesla Short Sellers Ramp Up Bearish Bets.”

I’m not going to say whether or not they’re right to be bearish. That’s a tech story, which isn’t my main focus here. However, I still consider it a cautionary tale worth sharing.

The piece goes on to say that “Tesla short sellers got a bit of a break on Monday after profit-takers drove the stock down 5.9%.” That netted them over $1.8 billion back, but still… Ultimately, this particular bearish mindset is down intensely.

Really, it puts me in a position to ask this: Is it worth it betting against companies you’re not impressed with instead of partnering with those that are solid, steady, and making people money?

To me, it sounds like a warning against market timing. I’m all about staying on top of trends and taking advantage of price points when there’s real value.

But the bottom line is this: We need to be very careful about what mentalities we buy into. Never love an investing idea so much that you’re willing to die for it.

Trust me on this one.

The REIT Stuff

Now onto the morning REIT news, courtesy of our partnership with the Daily REITBeat. There’s a lot of good stuff to make your spirit bright, such as:

Morningstar upgraded Federal Realty (FRT) from a hold to a buy, even raising its price target by $6 to $106.
STORE Capital (STOR) announced December collections, which are looking decent all things considered. As of yesterday, it had received 90% of contractual base rent and interest, with good reason to think it can at least hold that figure steady – if not grow it – come January considering how nearly all its property locations are open despite recent renewed restrictions.
JBG Smith (JBGS) acquired the former Americana Hotel… which is right across the street from Amazon’s future headquarters in the D.C. area’s National Landing. The site, it notes, involves a recently decommissioned 102-key lodging property and adjacent parking lot that could be turned into a new 500,000+ square-foot multifamily development.

With the exception of the top movers and shakers down below, that’s a REIT wrap for today!
