Everyone’s doing what they can to stay afloat these days. That’s my takeaway this morning, perhaps especially when it comes to embattled real estate groups.

It’s difficult for most commercial property landlords to work within the confines of shutdowns and social distancing. But they’re getting as creative as they can.

Take hotels. The calendar year is creeping up on traditional spring break time, which traditionally helps boost hospitality-based REITs and their smaller competitors’ bottom lines.

Not last year though. And not this year either, it would appear. Colleges have even actually been cancelling their spring breaks entirely in order to discourage students from getting out and about on their own.

In which case, for better or worse, hotels lose out.

Hotels also continuing to lose out on the lack of big weddings being held. The monumental marital events of 2019 aren’t nearly as popular now, prompting hotels to offer what they’re calling “elopement packages” for “micro-weddings.”

These are smaller offerings for five to 20 people (total) in smaller rooms, and hotels are trying to push these packages for the sake of bride and groom… and themselves. It’s only going to bring in so much revenue, especially comparatively speaking, but “so much revenue” is better than none.

On a much brighter note, Fox Business reports that some of the U.S.’s “largest hotel chains and smaller boutique locations alike” say they’ve “already seen signs of a return of travel confidence, due in part to vaccines and other medical advancements to mitigate the spread of the virus.”

And it adds how “Best Western has seen its revenue decrease by 35% over the past year, but has also recorded an increase in future bookings.”

Speaking of coping, though hardly a REIT, large property owner The Walt Disney Company (DIS) is maybe… possibly… potentially(?) going to try opening its California Adventure Park next month for a “limited-time ticketed experience” that doesn’t include a single ride.

Those will still be shut down.

Oh yeah, and there are rumors that the company wants to move some of its corporate operations from California to Florida.

Am I the only one beginning to wonder how much bigger Florida and Texas can get?

The World According to Commercial Real Estate

Moving to specific news in the real estate investment trust community, the Daily REITBeat points out how:

Bank of America Merrill Lynch upgraded Equity Residential (EQR) from Neutral to Buy and raised its price target by $14 to $78. The financial institution also downgraded Camden Property Trust (CPT) to Neutral and lowered its price target by $12 to $110.
Simon Property Group (SPG) announced $2.17 per share Q4 FFO and 2021 guidance of $9.50-$9.75. Its portfolio net operating income was down 23.9% for the quarter, but it ended the year with a 91.3% occupancy rate and a base minimum rent per square foot of $55.80. That latter figure was a 2.2% increase year-over-year.
Moody’s Investors Service assigned Safehold Inc. (SAFE) a first-time issuer rating of Baa1 issuer and a stable outlook. And Fitch gave it a first-time BBB+ long-term issuer default that it also considers stable.

Forget the 3 T’s

After being a private landlord for over two decades, one of the things I don’t miss about investing in rental property is the experience of dealing with the three T’s: toilets, trash, and taxes.

One of the great things about REITs is that you don’t have to deal with these aggravating matters at all. There’s no worrying about fixing clogged toilets, removing debris, or arguing with local authorities on how much you owe them.

All of these things are time-consuming, to say the least. So avoiding them really does mean you’re saving both time and money at the end of the day.

That’s one of the many reasons I continue investing in them today… and why I won’t stop researching and recommending them for my readers as well.
