The news this Monday morning is filled with fascinating stories, such as:

How Toys “R” Us closed its two “comeback” stores, admitting brick-and-mortar retail failure once again.
American consumers apparently plan to spend $2.8 billion on each other for Valentine’s Day.
It turns out that Exxon (XOM) and Chevron (CVX) discussed potential merger talks early last year. If they had followed through, that would have made for the biggest business merger history has ever recorded.

Again, those reports are all well worth talking about. But since we have limited space and time here, we’re going to focus on the short side of things instead. Because, despite what so many investors buying further into the bubble may think, that really is an important story to follow.

Short sellers have allegedly lost more than $70 billion so far in 2021, which might make some people cheer. But this drama will see other losers before it’s over.

And it’s definitely not over yet. If anything, it might only be ramping up.

That’s, of course, just a possibility. What is now hard-core fact, however, is that mall owners Macerich (MAC), Tanger (SKT), and Seritage (SRG) rose 10%, 16%, and 16% last week, respectively, thanks to anti-shorting activity.

That was enough for the Ontario Teachers’ Pension Plan, Macerich’s largest shareholder, to exit out of its position altogether. Which, of course, isn’t the most positive indication of its future.

Iron Mountain (IRM), Pennsylvania Real Estate Investment Trust (PEI), and Washington Prime (WPG) all went up as well, as did New York City office REITs Empire State Realty Trust (ESRT), SL Green (SLG), and Vornado (VNO).

That was despite SLG reporting weak Q4 earnings, with same-store net operating income (NOI) down 6.3%.

I’ve still got my personal and professional positions in ESRT, SLG, and SKT, to name a few of these suddenly loved unloved stocks. And while I have taken short-term gains to some degree, I’m much more interested in using these momentary movements to come to logical, profitable conclusions about the long-term.

Otherwise, there’s a very real risk you’re going to lose something: your mind… Your money…

Or both.

The World According to Commercial Real Estate

As earnings season continues, we now know that office REIT Boston Properties (BXP) had to take a large non-cash write-down thanks to its coworking tenants, who haven’t exactly been coworking as of late, of course. That’s only to be expected.

What’s not so expected is how WeWork might try to go public again, this time through a special purpose acquisition company, or SPAC.

If that doesn’t sound like the most impressive news considering the 2019 debacle, I get it. But remember that Adam Neumann isn’t at the helm anymore. The company is much more sober these days (on multiple levels), so it’s much more likely to be dealing in reality.

Yet it still sees a future bright enough to go public.

Interesting, right? And there’s more REIT-specific good news out there still as earnings season continues.

Consider how:

Ventas (VTR)closed on a new four-year $2.75 billion unsecured credit facility that was priced at 82.5 basis points over LIBOR. That’s a five bps improvement from its last such move and now allows the REIT to expand its borrowing capacity to $3.75 billion.
CTO Realty Growth (CTO) finished its merger with and into CTO NEWCO REIT.
Simon (SPG) formed Simon Property Group Acquisition, a blank-check company intended to raise $300 million in order “to identify innovative businesses with the potential to disrupt various aspects of the retail, hospitality, entertainment, and real estate industries and make a transformative impact on in-person and/or online experiences.”

That’s all bullish news for the real estate investment trust trajectory. And I’m happy to share it with you.

Just, again, don’t forget that we’ve clearly got more short-term drama to get through before we’re on “perfectly” firm footing again.
