Let’s Get Ready for Retail Week

This summer’s economy has seen more highs and lows than…

Well, cliché as it is, a roller coaster. It seems each day, new data is released to show either some perplexing trend in economic activity or an incredible miracle via some bizarre market correction.

Since the pandemic, we’ve seen robust jobs numbers coupled with economic constrictions. We’ve also seen increased real estate prices coupled with decreased demand.

One of the market sectors that’s been especially affected by these inconsistencies is retail. Those businesses have battled:

Major shipping restrictions
Product scarcities
Insane demand
Labor shortages
Decreased consumer sentiment (more on that below).

This week, we’ll see what else has come up for retailers as a new series of crucial information comes out. It could set the stage for market performance for weeks.

Wednesday, the Commerce Department will reveal its monthly retail sales report for July. Many economists expect a 0.1% increase – which could further support the Wall Street rally going on.

Meanwhile, big box giants like Walmart (WMT), Target (TGT), and Home Depot (HD) will release their Q2 results.

Yahoo! Finance reports:

“[Walmart]’s latest financials will come just weeks after the company slashed its forecast and announced plans for corporate layoffs and restructuring. Target, Home Depot, and a bevy of other retailers will follow suit later in the week.
“Target also ignited worries about the retail sector in June after announcing plans to liquidate massive amounts of slow-moving inventory and take a more cautious view on near-term profits, preparing Wall Street for a worrisome earnings season for retailers.”

We don’t know what we don’t know, of course…

But we’ll soon be finding out.

More Non-REIT News to Know About

These last few weeks have been really interesting in terms of American macroeconomics.

After getting the scoop on the American job market, the real estate sector, productivity, and the Consumer Price Index… we can piece together a pretty good picture of our current economic climate – specifically how consumers are doing.

Sadly, this summer has been extraordinarily tough on their sentiment. In fact, data from June showed that consumer sentiment reached its lowest reading on record – since the early 1950s.

Yet we do have some good news. Preliminary data for August released by the University of Michigan shows that consumer sentiment is rising… up 3.6 index points from July.

That’s extremely good news for both our general economy and Wall Street. Let’s hold out hope for that rally to hold up!

The World According to REITs

Speaking of retail, let’s talk about landlord STORE Capital Corporation (STOR).

Technically a net-lease real estate investment trust, STORE stands for single-tenant operational real estate. Its well-diversified portfolio has over 3,000 property locations across the U.S. – all of which are profit centers.

STORE turned heads in Q2. Its total revenue exceeded $228 million with net income of $90.5 million, or $0.32 per basic and diluted share.

It also made huge acquisitions, spending about $392 million on 62 properties at a 7.2% weighted average initial cap rate.

Mary Fedewa, STORE Capital’s president and CEO: said:

“Our momentum continued into the second quarter as we acquired $392 million in profit center real estate, while at the same time driving higher cap rates and lease escalations. We delivered strong revenue growth of 17% and a robust AFFO [adjusted funds from operations] per share of $0.58. Our results were powered by our strong first-half acquisition pace and the excellent performance of our portfolio.
“We address a very large market with our unique acquisition model, and our financing flexibility allows us to optimize our cost of capital and maintain attractive spreads. As a result, we believe we can continue to deliver attractive risk-adjusted returns to our stakeholders in 2022 and beyond. Based on our results in the first half of 2022 and our outlook for the remainder of the year, we are raising our 2022 AFFO per share guidance from a range of $2.20 to $2.23 to a range of $2.25 to $2.27.”

As we look to the week ahead, at least we know of one store that may be worth investing in.
