The Global Economy Isn’t Looking So Hot

In the wake of our Covid economy, the private sector has had an extremely difficult time getting back to business. Supply chain chaos… runaway inflation… geopolitical sanctions… inflation…

It’s all been a mess.

Of course though, many areas of our economy are showing signs of life. The travel and tourism industries are having an incredible summer, for one. Construction is thriving, and tech seems to be weathering the headwinds well enough.

So are we on track to return to business as usual?

Well, one significant metric for forecasting the future isn’t exactly spelling optimism. The composite Purchasing Managers’ Index (PMI) for U.S. businesses – which gauges movement in the industrial and services sectors – is at 45 this month, dropping from 47.7 last month.

This is the second consecutive month it’s dipped. And it reflects the lowest reading since the pandemic started.

Moreover, countries across Europe and Japan are indicating a downtick in business activity as well. The Wall Street Journal reports:

“U.S. companies reported a sharp drop in business activity in August in a broad-based decline led by services companies, though manufacturing slowed as well. High inflation, material shortages, delivery delays, and interest-rate rises all weighed on business activity, the S&P Global survey said.
“S&P Global said its composite purchasing managers index for the eurozone fell to 49.2 in August from 49.9 in July, reaching an 18-month low. Manufacturing output fell for a third straight month, while the services sector narrowly avoided a contraction. Businesses in both sectors reported a decline in new orders, which points to weakness in the months to come, while factories reported a buildup in inventories as goods remained unsold.”

All this points to a global business economy that’s struggling to get back off the ground…

Maybe even one headed toward recession.

More Non-REIT News to Know About

Last week, we looked at retailers like Walmart (WMT) and Kohl’s (KSS) as Q2 earnings season wraps up. What we’ve seen is weak revenues overall.

Now, Macy’s (M), one of America’s most iconic department stores, announced that it’s lowered its financial guidance for the year. It fears a steeper economic slump could cause further slowing of consumer spending.

Along those lines, 2022 is slated to be very robust in terms of retail markdown season. Many top retailers are having to offload unpurchased merchandise to make way for the holiday shopping season.

Unfortunately, these clearance campaigns spell slimmer margins and lowered profits.

Back to Macy’s specifically, its guidance slash comes despite earnings that were actually a little better than predicted. Same-store sales tumbled 1.5% from the previous year, but analysts had predicted a 2% drop.

Naturally then, investors sent its price up on the news. Because these days, better-than-expected bad news is the new good news.

The World According to REITs

Today’s featured real estate investment trust (REIT) is National Storage Affiliates Trust (NSA). It’s a Colorado-based company that offers self-storage facilities within the top 100 U.S. metropolitan areas.

NSA has ownership interests in 1,076 such properties located in 42 states, plus Puerto Rico. And it just recently established a pretty impressive share repurchase plan that’s allowing investors to cash in on a depressed stock price.

The program authorizes the repurchase of up to $400 million of common shares of beneficial interest from time to time. NSA expects to acquire shares through open market or privately negotiated transactions.

The timing and amount of repurchase transactions, if any, will be determined by management based on its evaluation of market conditions, share price, legal requirements, and other factors.

CEO Tamara Fischer commented:

“We’re pleased that our board has authorized the program which provides strategic flexibility to our capital investment opportunities. Based on our outlook for NSA, the depressed stock price provides a compelling opportunity to deliver an outstanding long-term ROI for our shareholders.”

National Storage Affiliates reported earnings earlier this month, matching funds from operations (FFO) estimates of $0.71 per share. That’s up from $0.55 one year ago.
