Winners, Losers, and a Few Things in Between

Yesterday was not a slow news day in the larger business world, and I’m not even talking about the market’s erratic action. Though I will say on that note: If it made you seasick, you’re not alone.

If you were able to find your legs anyway, however, you might have noticed talk about such things as:

Disneyland might be able to reopen in California next month.
Bath & Body Works isn’t feeling much pain despite other stores going dark around it.
Barstool Sports’ founder Dave Portnoy and other like-minded philanthropists are making a difference in small businesses hit hard by the shutdowns.

Those stories, of course, can all be tied pretty easily to real estate. But I’ll admit that this morning’s news caught my attention as well that Shell will be selling assets in Egypt’s Western Desert for $926 million.

With that said, it was really two reports on Millionacres that stood out the most to me, starting with how millennials – who have long-since been seen as renters, not buyers – are falling back on that status-quo again.

“Millennials lag behind the older generations in homeownership,” the first article read. “Currently, 42%… own homes at age 30, whereas 48% of Generation X and 51% of baby boomers were homeowners at the same age.”

Now, that trend has been established for years. What’s new is how 18% of millennials apparently think they’ll always rent, up markedly from last year’s 12%.

That depressed sentiment is understandable considering today’s often impossible housing market fueled by last year’s desperation for more space. While it made many home sellers a whole lot of money, it was a time-wasting, dream-killing effort on many would-be homebuyers’ parts…

Which, of course, makes for a very comfortable situation for apartment owners.

Likewise, malls’ losses might be industrial landlords’ gains, particularly in the life sciences market. The Boston Globe reported the other day that Alexandria Real Estate Equities (ARE) wants to buy one such failing retail location in the historic city. In fact, as my second Millionacres article mentions:

Watertown Mall [the potential acquisition] is across the street from another former mall, the Arsenal Mall, that’s being converted into a seven-building complex covering 1 million square feet of mixed-use space in the Boston suburb that gave it its name, the Globe article says. Alexandria Real Estate Equities itself spent $525 million in 2019 to buy a nearby healthcare technology campus and plans to significantly expand space there.
Alexandria Real Estate Equities and others are leveraging a pandemic-fueled natural advantage life sciences has over other consumers of office space: This is an industry that just doesn’t lend itself well to working at home.

Very true. And, as the writeup concludes, that’s hardly “the only way to redo a mall.” It’s only a “particularly promising” one.

The World According to Commercial Real Estate

At the risk of being repetitive, there really is so much going on right now across so many sectors and subsectors. That’s why I’m more than happy to continue sharing parts and pieces of The Daily REITBeat.

For instance:

Yesterday morning, Kilroy Realty (KRC) committed to selling The Exchange on 16th in San Francisco, a 750,000 square-foot office property. The purchase price of $1.08 billion comes out to about $1,440 per square foot.
CareTrust (CTRE) bought Buena Vista Care Center, a 150-bed skilled nursing facility in Santa Barbara, California, for $15.9 million. Covenant Care, the current tenant, still has approximately four years left to its lease, with two five-year renewal options.
Corporate Office Properties (OFC) named Raymond L. Owens to its board as of March 5.
