The Perfect Recipe for 2021

“Chocolate, Cheese, Wine Top [Grocery Store] Kroger’s Most Popular Covid-19 Pandemic Purchases During 2020.”

That headline on Yahoo! Finance jumped out at me this morning. And I found the following paragraphs just as interesting. Because apparently it isn’t just any cheese offering people are turning to.

It’s shredded cheese.

If you can explain why on that one, let me know! I’m a little stumped on my end.

What makes much more sense is The Kroger Company’s (KR) additional information that many of its customers have “rediscovered their passion for cooking and baking at home in 2020.” If there’s been any real winners in the Covid-19 era, grocery stores probably make the top 20.

That’s the good news for many retail REITs, since those tenants won’t be dying off anytime soon. The bad news is how I have to imagine that Amazon (AMZN) makes the top 1.

The company is expanding by leaps and bounds, prompting it to sign a lease for 259,000 square feet of office space with JBG Smith (JBGS) in Northern Virginia.

You heard that right: office space. The physical kind.

This doesn’t mean I’m throwing all the data about work-from-home trends out the proverbial window. But it is further proof that office REITs can still survive – and even thrive – after all.

Speaking of thriving, cannabis companies might not crack the top 100 list of Covid-benefitting companies. But they are benefitting, nonetheless.

I know I’ve used the pun “growing like a weed” a few too many times by now. So I’ll refrain this time. But there’s enough movement in the industry that Canadian cannabis company Tilray (TLRY) announced an upcoming merger with peer Aphria (APHA)… which will turn it into the largest cannabis company in the world.

No doubt, that will send our Innovative Industrial Properties (IIPR) shares up too.

Moving on to the entertainment world, movie theaters are struggling with how to deal with Warner Bros.’ announcement earlier this month – the one about how it would release its entire 2021 slate on HBO Max the same day it released them in theaters. The Hollywood Reporter says that some chains are considering offering discounted ticket prices for those flicks in response.

We’ll see if they do. Then we’ll see if it works.

Personally, I’d bet more on the latest “report” that Tesla (TSLA) founder and CEO Elon Musk is considering moving another one of his companies, The Boring Company, out of California and into Texas.

Oh yeah, and stocks are up again on stimulus optimism. In short, it’s just another day in REIT paradise!

Some REIT News

Every weekday, I make sure to include some of the very useful information I glean from The Daily REITBeat. There was plenty of movement to discuss between yesterday morning and now, including what went up and what went down.

Here’s a small sample of what else was going on:

JPMorgan Chase & Co. (JPM) initiated a position on VICI Properties (VICI) with an overweight rating and a $30 price target for a several-dollar expected gain.
Raymond James (RJF) upgraded National Retail Properties (NNN) from “Market Perform” to a strong buy with a $48 price target.
Urstadt Biddle Properties (UBA) (UBP) announced 4Q-20 funds from operations (FFO) of $0.34 per share. It also reported collecting 89.8% of total base rent due, common area maintenance (CAM) charges, and real estate taxes payable for the quarter.

That’s the good news, though there were some less-fortunate positions as well. For instance, Fitch Ratings will be withdrawing its BBB+ issuer default rating for Essex Property Trust (ESS) around mid-month in January for commercial reasons.

I understand why that is. But that doesn’t mean the apartment REIT’s story is over just yet.
