Analyzing “Those Other REITs”

I normally don’t focus on mortgage REITs in these blog posts.

Actually, I’m not sure if I’ve ever focused on mREITs here. I don’t know if I’ve ever so much as mentioned them. In which case, today will be a first.

Seeking Alpha sent out an interesting email yesterday evening that covered those bank-like real estate investment trusts. And I think it’s worthwhile enough to cover here, even if you don’t invest in them yourself.

They’re still probably backing many of the positions that you do have. So what you’re about to read is relevant regardless.

Equity REITs, for their parts, have lagged the larger markets in recovering their lost stock price points this past year – which makes sense considering how badly they were effected, both physically and in the public’s mind. It therefore only makes sense that their financiers would be struggling too.

As the Seeking Alpha communication notes, J.P. Morgan (JPM) predicted early-on that debt service would struggle in the short-term maturity department… but it would otherwise manage the crisis fairly well.

Sure enough, such businesses have struggled in many regards to deploy capital. But here’s more of the Seeking Alpha summary to round out that negative into something at least a little more encouraging:

“… as it has in consumer finance, valuation in mortgage REITs has gotten more balanced following a sharp bounce off pandemic lows, [JPM] says. Multiples are largely back to pre-pandemic normal, ‘with a notable discount in names more directly impacted by strategic financing/margin pressures of last year…”
“In adjusting valuation, J.P. Morgan is generally moving higher with the economy improving and originations looking better – but it notes pre-pandemic multiples look like resistance levels for investors, which means shares may need a new catalyst to re-rate higher.”

In more mREIT news, we learned yesterday from Berkshire’s BusinessWire that RMR Mortgage Trust (RMRM) and Tremont Mortgage Trust (TRMT) have entered into a definitive merger agreement.

Their goal is to form a more diversified institution to handle middle-market transitional bridge loans. The former will retain its name, and the combined companies should have assets of about $1 billion when fully invested.

The World According to Commercial Real Estate

For those of you who are going “ho hum” about mREITs, don’t worry. There’s more earnings and other news out there today, mostly centered around equity REITs. For instance:

Industrial Logistics Properties (ILPT) announced Q1 normalized funds from operations (FFO) of $0.47 per share. It also reported that its portfolio was 98.6% occupied as of March 31, up from 98.5% at the end of 2020. One negative to note is how its net operating income for the quarter was down 16.5% year-over-year.
NexPoint Resident Trust (NXRT) reported FFO of $0.56 per share, with same-store effective rent rising 1.2% on average, total revenue rising 2.1%, and occupancy rising by 110 basis points. Its net operating income (NOI) did drop 0.3% year-over-year, but it raised its core FFO midpoint guidance for 2021 by $0.04 per share to $2.29.
SBA Communications (SBAC) saw adjusted funds from operations (AFFO) of $2.58 per share for Q1. It also revised its guidance for the year from $10.00-$10.41 to $10.15-$10.57. SBA acquired 731 communication sites over the past quarter for $975.5 million and built another 62 towers.

Hopefully that’s enough equity updates to balance out the mortgage news we entirely focused on in my introductory remarks. But even if it isn’t, my guess is that we’ll be right back to all equity information again by tomorrow.
