Look Past the Headlines

Here are just some of the Yahoo Finance-featured headlines I’m staring at early this morning:

Retail Opportunity Investments (ROIC) Matches Q1 FFO Estimates
Highwoods Properties (HIW) Beats Q1 FFO and Revenue Estimates
QTS Realty (QTS) Q1 FFO and Revenues Beat Estimates
Equity Residential (EQR) Q1 FFO Meets Estimates
Essex Property Trust (ESS) Q1 FFO Surpass Estimates
EastGroup Properties (EGP) Beats Q1 FFO and Revenue Estimates
Four Corners Property Trust (FCPT) Misses Q1 FFO Estimates
Tremont Mortgage Trust [TRMT] Announces First Quarter 2021 Results
SBA Communications (SBAC) Tops on Q1 AFFO, Ups ’21 Guidance.

You won’t find all those lined up neatly on the main page, for the record. The main page almost never focuses on real estate investment trust news. REITs just aren’t flashy enough to warrant that kind of attention, in their opinion.

That’s not something I hold against them. Or Bloomberg. Or The Wall Street Journal. Or any of the other well-known and niche sources I frequent.

They know their business. And I know mine. That’s why I have a carefully curated list that I work with whenever I go to Yahoo Finance and similar sites.

It’s also why I never stop at just the headlines.

That may be an obvious statement. In fact, I hope your first reaction to it is something along the lines of, “Big deal. That’s common sense.”

It should be the norm: something you do automatically before you settle your opinion on a subject. Yet how many times do we let ourselves get rattled by just the headlines? Or, worse yet, how often do we really think we got all the information we needed from just the headlines?

Even if it’s just once or twice, here or there, we could be doing ourselves and our portfolios intense disservices.

Knowing that a company beat, met, or missed its estimates means next to nothing in and of itself. You want to know how much the analyst’s margin of error was, if there was one at all… how often the company fits in with those expectations… and, of course, the circumstances surrounding the news.

I might be preaching to the choir here. I certainly hope I am. But I want to make sure I state this anyway as a reminder that we can all use in these hyper-emotional times we’re in.

It’s just too easy to get caught up in the moment. And that’s not what REITs are all about. They’re about the long-term.

So if we’re going to invest in them, let’s get our long-term mindset firmly in place and go from there.

The World According to Commercial Real Estate

Now that we’ve got The Daily REITBeat back, I’m not going to delve into all the details of the headlines I mentioned above. In fact, even if it was still on vacation, I don’t think I would be able to.

There’s just too much going on today to cover everything, especially in a “mere” blog post (incredibly informative though it may be). Rest assured, however, that I’ve got my eye on all of this and so much more though.

There’s no headline skimming here!

Retail Opportunity Investments (ROIC) reported Q1-21 funds from operations (FFO) of $0.24 per share. It also set full-year guidance at $0.95-$1.02, adding that it’s collected 91.8% of rent due for the last quarter.
Essex Property Trust (ESS) announced Q1 FFO of $3.07 per share and affirmed its full-year core FFO guidance of $11.86-$12.46. Net operating income (NOI) did decline by 12.3% compared to Q1-20, and same-property gross revenue fell 8.1%. But they were each up 0.1% compared to Q4.
SBA Communications (SBAC) brought in $2.58 per share in Q1 adjusted funds from operations (AFFO), beating its Zacks Consensus Estimate by $0.03 and last year’s Q1 figure of $2.28. Meanwhile, quarterly total revenue rose 6.1% year-over-year to $548.74 million, also beating out expectations of $535.8 million.

In conclusion… let the show continue! Because there’s clearly plenty more to come from here.
