Follow the Money… It’s Earnings Time!

One (or four) of the most appealing things about real estate investment trusts (REITS) is its history of:

Attractive income
Total returns
Diversification benefits
Inflation defensiveness.

Put together, that’s resulted in sizeable gains that have continued to grow. As I explain in my book, The Intelligent REIT Investor Guide, “During the 40-year period through June 2020, REITs delivered an average annual total return of 11.38%.”

Today, they continue to “enjoy largely unique benefits that include merely modest correlation with other asset classes, less market price volatility, more limited investment risk, and higher current returns.”

This large REIT investment universe – ranking behind only stocks and bonds in market size – has experienced a significant shift of capital from private investors to the public market in recent decades.

As a result, the U.S. equity REIT market has grown from just $9 billion in 1991 to $1.2 trillion today.

And we can’t forget about the diversity the sector automatically offers too. That’s just one more reason why REITs can make such a great addition to almost every portfolio out there.

The REIT Road: A Personal Update

The last few weeks have been a whirlwind of travel. First there was Las Vegas, to deliver the keynote presentation at The MoneyShow…

Then Paris, France, and Barcelona, Spain, for business meetings and business sightseeing (and, okay, yes, some personal sightseeing too)…

Then to Chicago to keynote REjournals’ net-lease conference and meet Sam Zell.

There’s no rest for the jetlagged though. Wide Moat Research has a lot to cover this week, with quite a few earnings calls on the agenda. Here’s a snapshot of the first three days of the week:

The World According to REITs

Okay… Now on to REITs and what they’ve been up to since we last discussed them.

We don’t have The Daily REITBeat today due to a death in the founder’s family. So our deepest sympathies go out to him and his.

And we’ll of course go back to including his daily summary winners-and-losers charts just as soon as he gets back. In the meantime:

SITE Centers (SITC) says its Q3 results were strong, with new leasing volume coming in at a two-year record. Net income was $25.3 million, or $0.12 per diluted share – up from $2.2 million, or $0.01 in Q3-20. And operating funds from operations (OFFO) was $61.4 million, or $0.29 per diluted share, versus $43.5 million, or $0.23 last year.
Realty Income (O) and Vereit (VER) say they should close their completely approved merger on November 1. And their plan to spin off their combined office properties into a new REIT, Orion Office REIT, is also good to go.
Kite Realty Group Trust (KRG) completed its merger with Retail Properties of America (RPAI).
